Overall Project Description
This project will provide a tournament quality sports complex known as Greenwood Park, located on the existing 88-acre site. The approved Greenwood Park Master Plan outlines all the current and future development which can occur on the existing county property. Overall, full development of the property includes site-work/grading of approximately 2/3 of the site, park access road, Greenwood Road improvements, paved parking areas, a tournament quality sports complex, which will consist of up to eight lighted multi-purpose organic infill synthetic athletic fields with an additional stadium field. Improvements also include a large restroom building, sand volleyball courts, and neighborhood amenities such as walking trails adjacent to the Chickahominy River, and playground equipment. Supporting development infrastructure includes utilities (water and sewer), new power service, and storm water infrastructure. For additional details, refer to the Greenwood Park Master Plan (documents listed below) adopted by the Henrico County Board of Supervisors in November 2015.

Architectural & Engineering Firm: CHA Sports was contracted to provide master planning and construction document design services related to the Phase I project.
Phase 1: Current Construction & Development
The current construction and Greenwood Park development project being performed by The LandTek Group, Inc. will complete all work outlined in Greenwood Park Current Construction (documents listed below). This first construction provides site/grading of approximately 1/3 of the site, initial park access road, paved parking areas, tournament quality sports fields which consist of four lighted multi-purpose organic infill synthetic athletic fields and large restroom building.
The overall project is considered substantially complete which means the owner has obtained a temporary occupancy permit and can utilize the park and sports fields for public use. Construction of the four multipurpose fields (10 ½ acres of turf), sports and parking lot lighting and public restroom are 100% completed. Winter weather in January and rain events in February have hampered the contractor’s ability to complete stabilization of some of the parks common areas. Over the next 30 calendars days, the contractor will work on project completion of grass stabilization of common areas and project closeout items.
Phase 1: Continued Construction & Development
Phase I development includes the current construction work being completed by The Landtek Group above. Phase I development will also include work being designed and constructed outside of that initial construction effort to include a playground system, walking trails adjacent to the Chickahominy River, public seating area/plaza improvements near the large restroom building and additional parking/onsite storage for Park Services to support operations and maintenance of the facility. Funding for these additional Phase I elements is in place. Refer to Greenwood Park Phase I (documents listed below) for specific details.
On-site construction of the additional Phase I elements cannot be completed until the current construction project is 100 % completed. Planning and design, has begun related to these additional Phase I elements and construction will occur throughout mid-2018.
Phase 2: Future Construction & Development
The 2016 Henrico County Bond Referendum provided funding in the amount of $87.1 million for Recreation & Parks projects. Additional funding for Greenwood Park, outside of the Phase I development construction, was included in this referendum in the amount of $20 million for additional athletic fields and an athletic stadium.
Planning, design, and construction efforts have not begun related to this second or final phase of development. It is anticipated planning efforts will begin Fall 2018.
Progress to Date

September 2017: All overall site work for the complex is 100% complete. The sports lighting system foundations, poles (quantity 11), underground electrical conduit and parking lot lights are 100% complete. Construction work related to the four multipurpose sports fields is 90% completed. The sports field synthetic turf and shock pad on over 10 acres of synthetic fields has been installed. The organic infill and sand mixture designed to hold the turf in place and provide for a high-end playing surface is 75% completed. The building metal framing, exterior sheathing, and roofing work is 90% completed. Building mechanical, electrical, and plumbing rough-in has begun. Site irrigation and grading adjacent to the fields is now 90% completed.
February 2017: During February, the contractor will be installing a new sewer line within Greenwood Road from the intersection of Greenwood Road & Braxton Avenue to the new park entrance. Construction work will occur Monday thru Friday between 9 AM and 3:30 PM per the attached diagram.
October/November 2016: The contractor completed land disturbance activities and erosion control measures required to protect the construction site from rain events. Three large storm water detention basins have been installed and the tree clearing and grubbing activities of approximately 25 acres was been completed during November and December. The contractor is proceeding with on-site storm water piping, limited earthwork activities and preparation of the large restroom building pad. Rain events and poor weather in late December 2016 and January 2017 has delayed site earthwork activities.
September 13, 2016: Onsite construction activities begin
July 12, 2016: Construction contract for the Phase 1 development was approved by the Board of Supervisors
November 24, 2015: The Greenwood Park master plan was adopted by the Board of Supervisors.
November 12, 2015: The park master plan has been completed and presented at a public meeting.
