Veneer

County approved permit plans are required on site for all inspections including reinspections.

The VENEER inspection is required prior to installing exterior wall covering, but after all openings are flashed and the window and door units set.

  1. This inspection is required prior to the application of exterior wall covering. If appropriate for scheduling purposes, it can be requested for the same time as the framing inspection.

  2. For brick or stone veneer, the inspection must be requested with the brick or stone one course below the sill plate. The foundation must be flushed in with mortar and proper flashing must be installed at the weep hole level.

  3. Sheathing is to be nailed or stapled per code. Nail heads or staple crowns must not penetrate the sheathing surface.

  4. Braced wall panels are to be sheathed as per the approved plans and/or R602.10 of the International Residential Code. Masonry stem walls supporting braced wall panels with a length of 48″ or less shall be reinforced per R602.10.6.

  5. All window and door openings shall be installed and flashed in accordance with the manufacturer’s written installation instructions (Note: Polyethylene is not an acceptable flashing material). The sill and head flashing is required to direct water to the exterior wall covering. In addition to the sill and head flashing jamb flashing is now required (Flashing is typically installed in a shingle fashion). Windows and doors are required to have a fenestration rating of 0.35 or less.

  6. A water resistive barrier is required over sheathing of all exterior walls in most types of construction.

  7. Approved flashing is required where concrete or mortar abuts a rim joist, such as at a masonry stoop.

  8. Rim joists and sill plates abutted by decks, porches, steps, stoops, and landings shall be pressure-treated or such appurtenances shall be freestanding with appropriate lateral bracing to provide stability. Decks, porches, steps, stoops and landings shall be flashed with an approved material.

  9. The space between the back of brick veneer and the face of the wall shall be a minimum of 1″ in width. If the 1″ spacing is not maintained, #15 felt or equivalent is required.

  10. Exterior gypsum sheathing as required for “Zero Lot Line” fire-rated wall assemblies must be installed prior to this inspection.

  11. Wood framing which is needed for support of brick veneer over openings, such as at the front of a turned gable roof that is offset from the main wall below, shall be in place at the time of veneer inspection. Veneer support over such large openings shall be shown on plans.

  12. Safety glazing is verified during this inspection. Tempered glazing is required in the following locations:

    1. In all fixed and operable panels of swinging, sliding and bifold doors
    2. Glazing in enclosures for or walls facing hot tubs, whirlpools, pools, saunas, steam rooms, bathtubs, and showers where the bottom exposed edge of the glazing is less than 60" measured vertically above any standing or walking surface
    3. Glazing in a fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24″ arc of the door when in the closed position whose bottom edge is less than 60″ above the floor or walking surface
    4. Individual fixed or operable panels greater than 9 square feet, whose bottom edge is less than 18″ above the floor, top edge is greater than 36″ above the floor, and one or more walking surfaces are within 36″ horizontally of the glazing
    5. In railings regardless of an area or height above a walking surface
    6. Glazing in walls and fences adjacent to indoor and outdoor swimming pools, hot tubs, and spas where the glazing is less than 60″ above the walking surface and within 60″ measured horizontally in a straight line of the waters edge
    7. Adjacent to stairways, landings and ramps within 36″ horizontally of a walking surface when the glass is less than 60″ above the plane of adjacent walking surface
    8. Adjacent to stairways within 60″ horizontally of the bottom tread of a stairway in any direction when the exposed surface of the glass is less than 60″ above the nose of the tread
